Marathon Realty Enters Versova with ₹450+ Crore Redevelopment Project

Last Updated on, July 17th, 2026

Mumbai is constantly evolving. As established neighbourhoods grow denser and available land becomes harder to find, redevelopment will play an increasingly important role in shaping the city’s future.

For Marathon Realty, a new redevelopment project in Versova marks an important step in that direction.

Marathon Nextgen Realty Limited, through its subsidiary Sunset Spaces Private Limited, has signed a Development Agreement to redevelop an existing residential society in Versova, Mumbai.

The project represents an estimated Gross Development Value of over ₹450 crore, subject to approvals, final plans, applicable regulations and market conditions. Spread across approximately 1.5 acres, it also marks Marathon’s first major entry into Mumbai’s western suburbs.

A New Chapter in Marathon’s Mumbai Journey

For more than five decades, Marathon has developed homes, offices, townships and large urban renewal projects across Mumbai and the wider metropolitan region.

The Versova redevelopment extends this footprint into one of the city’s most established residential markets. It gives Marathon the opportunity to bring its design, engineering and execution capabilities to a new part of Mumbai, while building a deeper presence across the city.

This geographical expansion reflects how Marathon is evolving its growth strategy for the next phase of Mumbai’s development.

Why Redevelopment Matters

Mumbai has limited vacant land, particularly in well-connected neighbourhoods. At the same time, many ageing residential buildings need to be renewed.

Society redevelopment can address both challenges. It allows existing residents to move into safer, better-planned homes while creating new housing in locations where people already have access to schools, workplaces, transport, and social infrastructure.

For developers, redevelopment also provides access to well-located land parcels without requiring the same level of upfront land investment as traditional development.

Marathon sees this as a significant long-term opportunity.

The Versova project is the first step in a calibrated plan to build a redevelopment platform across select Mumbai micro-markets. Going forward, redevelopment is expected to become a key part of Marathon’s growth strategy and an important way to expand the brand into more established neighbourhoods.

A Lower-Density Approach for Versova

The proposed development is being planned as a differentiated, relatively low-density residential project.

Compared with many high-density redevelopment projects, the plan is expected to provide a greater proportion of open and landscaped spaces. The aim is to create a more spacious, thoughtfully planned and amenity-led residential environment.

This approach reflects Marathon’s broader design philosophy: make better use of available land, plan around the needs of residents and create spaces that improve everyday living.

Bringing Together Experience and Local Opportunity

Redevelopment is complex. It requires careful planning, regulatory expertise, clear communication with residents and disciplined execution.

Marathon brings decades of experience in large-format development and urban renewal, supported by in-house capabilities across design, engineering, approvals, construction, marketing and sales.

Building Mumbai’s Next Chapter

Versova represents the beginning of a broader journey for Marathon.

As Mumbai continues to renew itself, redevelopment can help create better homes, stronger neighbourhoods and more efficient use of scarce urban land. For Marathon, it offers a responsible and scalable route to enter new micro-markets while applying the experience built over more than five decades.

With its first major step into the western suburbs and its first society redevelopment project, Marathon is laying the foundation for an important new growth platform – one that will form a key part of the company’s strategy in the years ahead.
