Marathon’s New Launch at Panvel Earns IGBC Silver Precertification.

Marathon Nexzone Phase 3, The Nirvana Collection at Panvel, Navi Mumbai, has received Indian Green Building Council’s (IGBC) Silver Precertification under the IGBC Green Homes Rating System.

This milestone reflects our clear intent: to design and build homes that use resources more efficiently, support healthier everyday living and create better long-term value for residents. For homebuyers, this means practical features that can make a real difference day to day, from better daylight and ventilation to more efficient water and energy use. For us, it provides a structured sustainability framework, with defined measures across design, construction, operations and resident wellbeing.

What’s being planned as part of the green framework

As part of the IGBC Green Homes Rating System, sustainability measures are being incorporated across several areas of the project.

Better daylight, ventilation and everyday comfort

The homes are being planned to bring in more daylight and natural ventilation through thoughtful window and door placement. This can help create homes that feel more open, liveable and comfortable in daily use.

More efficient water use

Water-efficient plumbing fixtures with aerators are expected to help reduce water use by around 10–15%. Rainwater harvesting, efficient irrigation systems, water metering and wastewater recycling through a sewage treatment plant are also part of the project’s water management approach.

These are features that support more responsible water use at a community level, which is increasingly important in the long term.

Energy-conscious planning

The project is incorporating features such as energy-efficient lighting, energy-efficient glass, roof insulation, HCFC-free equipment, CO sensors in parking areas and solar energy for common area lighting.

Together, these measures support more efficient operations and a more considered approach to energy use.

A more thoughtful approach to waste and materials

The project also includes measures around household waste separation, construction and demolition waste management, local material use where feasible, green procurement and an Organic Waste Converter for organic waste treatment.

These may not always be the most visible features to a buyer, but they are an important part of how a project reduces its environmental impact over time.

Health and wellbeing in the living environment

Low-VOC materials, paints and adhesives are being incorporated. The project will also include a no-smoking policy, along with design measures that support daylight, ventilation and physical wellbeing.

This reflects a broader shift in how homes are being planned today, not just for space and amenities, but for healthier everyday living.

Planning for the future

The project also includes features such as EV charging readiness for 30% of the total parking provision, measures to address the heat island effect, a green housekeeping policy and the involvement of IGBC-accredited professionals in the design and certification process.

These are the kinds of decisions that help future-ready communities perform better over time.

About The Nirvana Collection

The Nirvana Collection is the final and most premium chapter at Marathon Nexzone, our 25-acre township in Panvel.

Marathon Nexzone is already an established, lived-in community with 2,800+ homes delivered and 5,000+ residents. The township also has a growing retail and convenience ecosystem, with The Boulevard at The Nirvana Collection planned as a 100,000+ sq.ft. retail plaza with approximately 150+ metres of frontage on NH4B (JNPT Road).
