I hope you’re doing well. As we enter a new, exciting year filled with hope and enthusiasm, I thought we should look back at 2021 – a year with both highs and lows, but one where we learned, grew, and are coming out of in a much stronger position than ever.

We closed 2020 and started 2021 with a bang, clocking record sales month on month due to pent-up demand, the right product mix, and government incentives. So the second lockdown came as a minor shock to the ecosystem, although this time we were much better prepared due to our learnings from the first lockdown, and were able to continue construction, sales, and operations with lesser disruption. Overall 2021 was a great year for Marathon in terms of sales, registration, construction and other milestones.

Here are some of the key highlights of the year

We sold over 1250+ units across projects – an annual record for us! We also registered over 1050 homes, again an annual record.

Over 15000 families visited our projects.

With Marathon NeoHomes, our affordable housing series in Bhandup, we reached a landmark of 1000+ homes sold since inception. Bhandup will continue to be our focus market for years to come.

We launched two new towers Bodhi and Daffodil at our Panvel township, Marathon Nexzone. We launched higher floors at our luxury project Marathon Monte Carlo in Mulund. We also launched Sky Offices at our flagship commercial project Marathon Futurex at Lower Parel.

We launched a new affordable housing Neohomes project at Bhandup – Marathon NeoPark. The auspicious Bhoomi Poojan for the site was conducted recently.

It gave us great joy to hand over possession to over 330 customers.

Our construction progressed at a rapid pace and we received the Occupation Certificate for Marathon Emblem and Monte Carlo at Mulund and phase 1 OC for our JV project Monte South at Byculla. More than 200 flats received an OC in 2021.

On the construction side, our engineers continue to innovate and deliver world-class products. For instance, we introduced two-track shutter systems for windows in Nexzone Phase 2, which will allow a wider opening ratio for windows, we innovated with embedding plumbing framework within the shuttering to minimize cracks and lots more. We have innovated on internal walls to allow customers to have more customization options with their flat layout.

We delivered an incredible set of amenities at Emblem including an infinity-edge pool, a curved clubhouse, and more. On an auspicious note, the Jain Derasar at Monte South has progressed in leaps and bounds and is nearing completion. At Nexzone and Nextown too we have started delivering pockets of amenities with lots more to come.

We were happy to celebrate festivals like Diwali and Christmas with our residents.

As always, our success would not be possible without our Channel Partners, who contributed over 9000 site visits across our projects with 256 new Channel partners coming on board.

A big thank you to all our employees who worked for most of the year in a hybrid mode but delivered excellent results.

And last but not the least, a big thank you to all our customers for trusting us and a warm welcome to the 1250+ new families that have joined the Marathon family.
