All You Need to Know About Goregaon-Mulund Link Road

Goregaon-Mulund Link Road (GMLR) is a 12-km long road infrastructure project that will connect Mulund directly to Goregaon. After, Ghodbunder road, Jogeshwari-Vikhroli Link Road (JVLR), and Santacruz Chembur Link Road, GMLR is the fourth east to the west corridor in Mumbai.
The total estimated cost of the project is 6,225 crores1. It will reduce the traffic congestion and cut down the travelling time. As of now, it takes 80 minutes to travel from Mulund to Goregaon. Once the new road of GMLR is operational, this travel time will be reduced to as quick as 20 minutes.
GMLR – Project Plan
The purpose of GMLR is to create an east-west corridor, connecting Western Express Highway at Goregaon to Eastern Express Highway in Mulund. The current routes from Ghodbunder Road in Thane or Powai are gridlocked during peak hours.
The GMLR project spans 12.2km. BMC has proposed the construction of 2 tunnels below Sanjay Gandhi National Park. The first 4.7-km long tunnel will start at Film City at Goregaon and exit at Khindipada in Mulund. The tunnel will have a depth varying between 20 to 160 metre.
To build tunnels, a new force ventilation technology will be used. There will be no outlets for ventilation above the ground, hence, there will be no disturbance to wildlife.
The remaining 6-7 kilometres of the road will consist of 2 6-lane flyovers, one starting from Dindoshi court to film city and another at Hedgewar junction in Mulund.
A couple of kilometres of the road will be widened for ensuring smooth movement of traffic.
The road will begin at Eastern Express Highway near the Mulund-Airoli signal and near Western Express Highway at Goregaon.
These upcoming infrastructure project in Mumbai is divided in 4 phases:
1 Construction of a bridge near Nahur railway station
2 Widening of roads between eastern and western suburbs
3 Development of twin tunnels near Sanjay Gandhi National Park and proposed flyovers at various intersections
4 Flyovers at the intersection of Eastern & Western Expressways
The GMLR project has received a go-ahead from the National Board of Wildlife (NBWL) and the Maharashtra State Board of Wildlife and Eco-Sensitive Zone (ESZ).
The BMC plans to build rehabilitation buildings to provide shelter to people affected by this project2.
How Will GMLR Project Affect Real Estate Market?
GMLR project will be a game-changer for Mulund, Nahur, Bhandup, Airoli, and Kanjurmarg. It will be a massive infrastructure and connectivity boost to these areas. The fast connectivity to western suburbs will boost demand for residential and commercial spaces in the Mulund-Bhandup-Nahur belt. A high appreciation value in this region is likely to happen.
Marathon Millennium is an upcoming commercial project in Mulund. It is 10 minutes away from GMLR. It has flexible office spaces starting from 350-10,000 sqft. This road will bring immense relief to people commuting to western suburbs daily for work purposes. Currently, the commute from Mulund to Goregaon takes almost 1.5 hours via either JVLR or Godhbunder road. With the GMLR you can reach Goregaon and neighbouring suburbs from the central suburbs of Mulund, Bhandup or Nahur in under 30 mins. Current Status
The BMC started the construction work on Mulund’s side on 14th March 2022, post the ground-breaking ceremony by State Guardian Minister Aditya Thackeray. However, the tunnel work below Sanjay Gandhi National Park (SGNP) was to kick-start in February 2023.
The project’s first phase, which involves the construction of a flyover, will be completed by 2023. However, the road will only be open to the public after the tunnel is functional. Hence, the complete operations will begin in December 2026. As of October 2022, BMC scrapped the tender for two tunnels. According to a BMC official, many companies did not qualify and hence the tenders could not be finalised. The BMC will float new tenders in 2-3 weeks.
In July 2023, BMC finalized the bid to construct underground twin tunnels for the Goregaon Mulund Link Road project. The bid was finalized at 6,300 crore and it was given to JKumar-NCC Limited. The construction period of this entire tunnel is 5 years. The work will begin in October 2023.
The tunnel will be completely eco-friendly. It will be excavated using the tunnel boring machine (TBM). It will not cause any disturbance to wildlife, water bodies and tree resources.
The construction of Thane-Borivali tunnel project is also a part of the GMLR project. The Hyderabad-based company named Megha Engineering & Infrastructures Ltd (MEIL) secured the bid to construct the ambitious Thane-Borivali twin tunnel project for a total cost of Rs 14,400 crore.
