The Virar Alibaug Multimodal corridor is proposed to be a 126-km long corridor connecting Navghar on the Mumbai-Ahmedabad highway in Thane with Balavali in Raigad. It will pass through Mumbai, Thane and Raigad.

The construction will be done in 2 phases. Phase 1 – a 98.5-km highway between Navghar and Balavali and Phase 2 – 1 29.9-km highway between Balavali and Alibaug.

The 14-lane expressway will go a long mile in boosting connectivity. It will reduce travel time between Virar and Alibaug by 50%. Since it will pass through the Mumbai-Satara Highway, it will also act as a shortcut between various areas in MMR and Goa.

The total estimated cost of the project is 55,564 crore. The project will be complete by 2030.

According to some reports, The Maharashtra Government is in talks with firms like Asian Development Firm (ADB) and Japan International Cooperation Agency to fund this project.

Benefits of Virar Alibaug Multimodal Corridor

The implementation of Virar Alibaug Multimodal corridor will have several important benefits:

– The VAAMC corridor will pass through various regions like Kalyan, Vasai, Bhiwandi, Ambernath, Panvel, Taloja and Uran. All these regions will undergo a lot of economic growth and can be transformed into planned satellite cities.

– It will be a connecting link to major infrastructure projects such as the upcoming Navi Mumbai International Airport, Mumbai Trans Harbour Link (MTHL) and the freight corridor.

– This highway corridor will also help in facilitating the development of the mega township in Navi Mumbai Airport Influence Notified Area (NAINA).

– This corridor will alleviate the problem of traffic congestion on highways.

– It will also ensure faster access to the city from important national highways like NH8 (Delhi-Mumbai), NH3 (Agra-Delhi) and NH4 (Pune-Bangalore). This corridor will serve as a vital link among economic centres within Maharashtra and India.

– It will boost the demand for affordable housing in the micro market of Panvel, Uran, Kalyan-Shil road, Virar and other regions on the outskirts of Mumbai.

Impact of Virar-Alibaug Multimodal Corridor on Mumbai Real Estate

The development of the Virar-Alibaug Multimodal corridor will have a transformative impact on Mumbai real estate. By improving connectivity between various regions, this corridor will create new opportunities for growth. It will improve connectivity in key residential and industrial regions of Panvel, Uran, Kalyan, Taloja, Kalyan-Shil Road, Virar, Vasai and Pen.

The improved connectivity will open up regions like Panvel, Kalyan-Shil road, Ulwe, Vasai and many more. All these regions will be attractive options for affordable residential and commercial properties. Families and professionals seeking cost-effective yet quality housing solutions will find these areas appealing.

At Marathon Group, we already realized the potential of these regions a decade back. We knew that regions like Panvel and Kalyan-Shil are on the cusp of great infrastructural development. We started building affordable township projects along these locations.

Marathon Nexzone is a township project at Panvel offering affordable and ultra-luxurious flats with valley views. It has 1 BHK, 2 BHK and 2.5 BHK homes with open spaces and recreational amenities like a swimming pool, clubhouse, gymnasium, and jogging track. Guess what? It is 10 mins away from the Navi Mumbai aerotropolis region. Hence, when you stay at Nexzone, you stay in the middle of this one-of-a-kind infrastructure development in India.

At Kalyan-Shil Road, we have developed modern townships – Marathon Nextown and Marathon Nexworld. Both these townships offer studio, 1 & 2 BHK homes with views and luxurious amenities catering to people of all ages.

Current Status

In September 2020, the Maharashtra State Road Development Corporation was handed over the responsibility of constructing the Virar Alibagh Multimodal corridor. Since then, the project has progressed significantly.

In June 2021, MSRDC received environment clearance for an 18-km section. Approximately 5000 trees are expected to be cut and 221 hectares of forest land will be diverted. The land acquisition for Phase 2 of the project is ongoing.

In June 2023, MSRDC successfully secured the bid for this project. The tendering process attracted 28 companies.

Virar-Alibagh Multimodal Corridor is more than just a road infrastructure project. It is a game changer set to reshape Mumbai’s real estate landscape. It will create new opportunities for residents and investors alike.

As this project takes shape, many micro markets like Panvel, Kalyan-Shil, Virar and Vasai will flourish. Marathon is at the forefront of recognizing these opportunities, creating townships like Nextown and Nexworld that are not just situated at fast-growing locations but also elevate your living experience.
